The Seed: for sale

Welcome to The Seed: a one-of-a-kind, luxury eco-home, abundant gardens, and a rare chance to step into a readymade sustainable lifestyle and business on Lake Atitlan.

A 10.000m2 estate in the vibrant community of Tzununá, Guatemala, The Seed has been a labour of love; designed, built and planted by a family. Among verdant grounds and mature edible and medicinal gardens, you will find a spectacular main house, two cottages, a rooftop yoga shala, a traditional Mayan sauna, natural pool, a treatment cabin, a playground and staff housing – all fully functioning as a family home, retreat centre and holiday rental, with a personally trained team of local chefs, gardeners and housekeepers. Its creators are now looking to pass The Seed and all its gifts to new owners.

Casa Grande

The centrepiece of The Seed, our architecturally unique, four-bedroom villa unites contemporary architecture, traditional craftsmanship, local materials, sustainable systems and breathtaking lake views.

Designed to celebrate its remarkable location and seamlessly integrate indoor and outdoor living, the energy-efficient house enjoys light, space and a strong connection with nature. Sold fully-furnished, its new owners will inherit a houseful of one-of-a-kind, custom-made pieces, hand-crafted in local woods and fabrics.

The ground floor offers extensive, open-plan living and entertaining space, with sweeping ceilings, hand-sourced tropical hardwood fixtures and full-length, fully retractable windows that open onto a terrace and tiered gardens. It features a professional-standard kitchen with restored antique cast iron stove; airy lake-facing sitting room and dining area; and a generous downstairs double bedroom/office with exceptional views, a library and sliding doors that retract to create an impressive entertaining space – plus a pantry, bathroom and a safe room. Outside, a wraparound terrace houses an insta-worthy dining area, various seating and working spots, and lush, fragrant planting.

Up the statement albaricoque staircase, the master bedroom doubles as an observatory, with a raised bed for night-time stargazing and all-hours views of the volcanos, as well as a colossal walk-in wardrobe and en suite bathroom featuring a custom-made, double-width bathtub. In the lake-view second bedroom, you will find two four-poster beds, a living-vine-filled en suite bathroom, and a terrace rich with the scent of roses. Finally, a third first-floor bedroom with a wooden writing desk and tranquil views of the forested mountainscape – the ideal artists’ retreat.

Topped with a rooftop terrace, served by greenhouses and edible gardens, and operated with solar hot water and sustainable grey water and compost systems, the 10-person-capacity Casa Grande is a luxury family house like no other.

Rooftop yoga shala

Above the main house, the crown jewel: a 100-square-metre rooftop yoga shala enjoying unapparelled panoramic views across magical Lake Atitlan and the volcanos beyond it, or over our edible gardens to the mountain ranges of rural Guatemala. Home to our cactus collection, the truly special space comes fully-stocked with a sink, stove, storage and hand-made artisanal yoga blocks, blankets, straps and mats – the perfect place for classes, retreats, video and self-practise.

Casa Violeta and Casa Mimosa

Hidden apart amidst the sanctuary of The Seed’s tropical gardens, our two charming cottages continue the theme of artisanal, eco-accommodation. Fully furnished, with local craftsmanship and their own private gardens and terraces, they are ideally suited for visitors, holiday rentals and individual retreats.

Surrounded by strawberries, medicinal plants and fern-filled shade gardens is beautiful two-bedroom cottage, Casa Violeta. A vast patio and outdoor lounge leads to a cosy living area with wood-burning fireplace and a full blanco-finished palo kitchen. Here guests will find a bright dining area and idyllic bamboo bathroom, alive with growing plants, and a unique, antique outdoor bathtub. Upstairs, two double/twin bedrooms are filled with light and peaceful tropical garden views.

Constructed entirely from sustainable bamboo, one-bedroom Casa Mimosa enjoys independent access from the road and enchanting private gardens bursting with berries and hibiscus. A shaded patio with porch and swing leads into an indoor-outdoor kitchen, and a cosy indoor living and dining room finished with exquisite local furnishings. A paradisiacal indoor-outdoor bathroom features living plants, tropical hardwood and a discrete compost toilet. Upstairs, find the mezzanine double-bedroom: a tree-top bamboo hideaway.

Excellent income generators, both cottages are ready to rented separately and catered to and cleaned by our experienced team.

Gardens & Grounds

The Seed’s lovingly cultivated gardens offer sanctuary, privacy, medicine and organic garden-to-table dining – exquisitely prepared by personally trained local chefs and exceptionally maintained by a dedicated gardener and caretaker, with a gardener’s casita on-site.

From avocado to aloe vera, bananas to berries, sapote to spinach, we’re blessed with 1.5 hectares of tropical plants, fruits, herbs and vegetables, both wild-grown and cultivated across mature permaculture gardens and greenhouses.

Here you will find a massage cabin hidden amongst the raspberries; a chemical-free natural pool, fed by our spring water well and, in turn, feeding the gardens; and our temazcal: a modern interpretation of a traditional Mayan sauna, created using traditional bajareque construction techniques and multifunctioning as a sound dome. The grounds are also home to a handmade kids’ playground, trampoline, beautiful outdoor shower and dry toilet, plus covered parking for two cars.

As well as spring water from our own well, sourced from our mountaintop plot, The Seed thrives from compost systems and its own chickens. Above the cultivated gardens is more sweeping mountainside forest, offering room for expansion/development.

Location & Lifestyle

You will find The Seed in Tzununá, a traditional Kaqchiquel village and burgeoning alternative community with yoga, ecstatic dance, a permaculture school and a smattering of health food restaurants on the shores of landmark Lake Atitlan. Our neighbouring village, San Marcos, is renowned for its alternative community and spiritual classes, courses and events, plus two esteemed Waldorf schools.

With excellent schooling nearby, a family-centric community on its doorstep and a true abundance of outdoor activities, organic food and opportunities for education and play on its land, The Seed is perfectly placed for families to move straight into a conscious, self-sufficient lifestyle – built by a family (the founders of Isla Verde) for their family. From our personal spring water to our medicinal gardens, our waste water systems to our compost-processing chickens, every part of The Seed has been built with sustainability in mind.

The Seed, a business  opportunity

The Seed has also been created with financial sustainability in mind. Fully operational as a retreat centre, holiday rental and large-scale events location, The Seed sale includes its established brand name, website and marketing materials. Our exceptional team of in-house staff are trained and ready to cater to groups with exquisite, organic menus – adept at making everything from pizza, pasta and bread to humous, preserves and ginger beer from scratch. These local, loyal staff members have been with the property since it was built, caring for the property and running retreats in our absence, giving new owners complete peace of mind as they step into a new life and business.
